Invest Atlanta Board Approves Over $8.7 Million in TAD Funding for Affordable Housing

The Invest Atlanta Board allocated $8.71 million in tax allocation district (TAD) grant funding to support the creation and preservation of affordable housing for seven different developments. More than 330 units will be added throughout the Vine City, English Avenue, Mechanicsville, Sylvan Hills and Hollowell/Martin Luther King communities.

280 James P. Brawley Dr.

A $1 million Westside TAD Resurgens Fund Grant is helping to finance a housing development across from the John F. Kennedy Park. Located on James P. Brawley Drive in Vine City, a vacant lot will be transformed by Westside Future Fund into a parkside community featuring 18 high-quality, affordable homes for those earning between 30%-80% area median income (AMI).

Proctor Paines

A $1.5 million Westside TAD Ascension Fund Grant will support the development of 25 multifamily housing units in the English Avenue neighborhood on Paines Avenue. Westside Future Fund will revitalize a long-vacant lot and former church building one block from the Kathryn Johnston Memorial Park. The multifamily community will feature covered parking, a communal pavilion and terraced pedestrian access connecting Proctor Street and Paines Avenue. All 25 units will be reserved for households earning between 30%-80% AMI.

404 Oliver St.

A $2.5 million Westside TAD Ascension Fund Grant will help the Westside Future Fund build a multifamily housing development on Oliver Street in the English Avenue neighborhood. Located on a vacant lot across from the Kathryn Johnston Memorial Park, the parkside community will feature 54 units – all of which will be designated affordable between 30%-80% AMI.

555 McDaniel St.

A $2 million Beltline TAD Increment Grant will help Columbia Residential acquire, preserve and renovate a mixed-income senior community on McDaniel Street. Located near Downtown Atlanta in close proximity to public transit, healthcare services, shopping and other neighborhood amenities, Mechanicsville Senior will undergo comprehensive interior and exterior improvements, bringing all 155 units up to modern standards. The development features 155 units – with 150 of them available between 30%-60% AMI.

Andover Place

A $1 million Metropolitan TAD Resurgens Grant is supporting the new construction of a multifamily housing development on Lakewood Avenue. Located in the Sylvan Hills neighborhood, Andover Place will be a garden-style, three-story community featuring 80 housing units, with all but the manager’s unit reserved for households earning between 30%-80% AMI. The development is close to transit and part of an ongoing revitalization of the Metropolitan Parkway corridor.

Harwell Station

A $210,000 Hollowell/Martin Luther King TAD will help finance the new construction of three for-sale, single-family homes reserved specifically for police officers. Located on Delmar Lane, Harwell Station represents efforts to expand opportunities for homeownership for public servants. Each of the three units will be available for those earning 120% AMI.

OaksATL – Room to Grow

A $500,000 Westside TAD Ascension Fund Grant will support the new construction of four single-family homes, along with the renovation of another single-family home in the English Avenue neighborhood – all of which will be available to rent for those earning between 60%-70% AMI. The homes are part of the larger OaksATL community, created to support low-income families holistically through access to quality education and safe, affordable housing in close proximity to parks and employment.
