Assistance Programs & Incentives

There are multiple options to help make your dream of homeownership possible within the City of Atlanta. Incentives can be combined to reduce the funds you need to close.

Program Requirements
  • Participants must contribute $1,500 of their own funds (items purchased outside of closing count toward this requirement).
  • Participants cannot own interest in any other property.
  • The property must be owner-occupied.
  • The property cannot be manufactured.
  • Existing properties must pass inspection prior to closing.
20PLUS
Those that qualify can get up to 20% of the home purchase price towards their down payment and closing costs with full loan forgiveness after 10+ years.

Structure

20PLUS offers 20% of the home purchase price towards your down payment and closing costs, and may be compatible with down payment assistance programs offered by Invest Atlanta community partners. The incentive amount is forgiven after living in the home for 10 years.

Requirements

Must qualify for 30-year fixed rate FHA or VA mortgage loan with Invest Atlanta Participating Lender.
Must have a minimum credit score of 660 and maximum debt-to-income ratio of 45% for an FHA mortgage and a credit score of 640 and maximum debt-to-income ratio of 50% for a Conventional mortgage.
Homebuyer cannot own more than $10,000 in liquid assets.
$1,200 Program Fee.

Eligible Properties

  • Single-family detached homes, 2-4 units, townhomes and condominiums, newly constructed or existing, are eligible properties.
  • Property must be located within the city limits of Atlanta.
  • Maximum loan limit is $358,800 for FHA loan and $424,100 for Conventional loans.

HOME Atlanta 4.0
Those that meet income and qualifications can get an FHA or VA mortgage and receive a 5% grant towards down payment & closing costs.

Structure

HOME Atlanta 4.0 offers a competitive 30-year fixed interest rate FHA or VA mortgage with a forgivable 5% grant to help with the down payment and closing costs. The grant is fully forgiven at closing.

Requirements

Must qualify for a 30-year fixed rate FHA or VA loan with an Invest Atlanta participating lender.
Must have a minimum credit score of 660 and maximum debt-to-income ratio of 45%.

Eligible Properties

  • Single family detached homes, 2-4 unit townhomes and condominiums, newly constructued or existing.
  • The maximum purchase price in DeKalb County for a new or existing home is $210,000. The maximum purchase price in Fulton County for a new home is $201,000 and for an existing home $224,000.
  • The home will need to pass Home Quality Standards and Environmental Review inspections, both required and paid for by the program.

HFA Preferred™
Those that meet income qualifications can get a mortgage and receive a 5% grant towards down payment & closing costs.

Structure

HFA Preferred(TM) offers a competitive 30-year fixed interest rate conventional mortgage with a forgivable 5% grant to help with down payment and closing costs. The grant is fully forgiven at closing.

Requirements

Must qualify for a 30-year fixed rate conventional mortgage loan with an Invest Atlanta participating lender.
Must have a minimum credit score of 640 and maximum debt-to-income ratio of 50%.

Eligible Properties

  • Single family detached homes, 2-4 unit townhomes and condominiums, newly constructed or existing.
  • All property types are eligible at 3% down payment.
  • The maximum purchase price for homes to qualify for this program is $424,100.

VCRI (Vine City Renaissance Initiative)
Those that meet income qualifications and plan to stay 5+ years in their new Vine City home can get $10,000 towards down payment & closing costs.

Structure

Homebuyers receive $10,000 toward the down payment and/or closing costs that is fully forgiven after living in the home for 5 years. This incentive can be used with a home renovation mortgage loan.

Requirements

Must qualify for a 30-year fixed rate FHA, VA, or conventional mortgage loan with an Invest Atlanta participating lender.
The minimum credit score requirement is determined by each participating lender.
This incentive requires a program fee of $1000 to cover the cost of education and ensure commitment to the 5 year minimum living requirement.
Must attend a special renovation education class by Resources for Residents & Communities or Committed to Communities.
For this incentive, homebuyers cannot exceed $10,000 in liquid assets.

Eligible Properties

  • Single family detached homes, 2-4 unit townhomes and condominiums, newly constructed or existing.
  • Property must be located within incentive boundaries: Donald L. Hollowell Pkwy to the north; Northside Dr to the east, Martin Luther King Jr. Dr. to the south; Joseph E. Lowery to the west.
  • There is no purchase price cap for this incentive.

Atlanta Affordable Homeownership Program (AAHOP)
Those that meet income qualifications and plan to stay 5+ years in their new home can get $14,000 towards down payment & closing costs.

Structure

Homebuyers receive $14,000 toward the down payment and/or closing costs that is fully forgiven after living in the home for 5 years.

Requirements

Must qualify for a 30-year fixed rate FHA, VA, or conventional mortgage loan with an Invest Atlanta participating lender.
The minimum credit score requirement is determined by each participating lender.
For this incentive, homebuyers cannot exceed $10,000 in liquid assets.
Must have minimum credit score of 580 and maximum debt-to-income ratio of 31% / 43%.

Eligible Properties

  • Single family detached homes, 2-4 unit townhomes and condominiums, newly constructued or existing.
  • The maximum purchase price in DeKalb County for a new or existing home is $210,000. The maximum purchase price in Fulton County for a new home is $201,000 and for an existing home $224,000.

Those that meet income qualifications and plan to stay 10+ years in their new home can get a mortgage plus $10,000 towards down payment & closing costs.

Structure

Homebuyers receive a 30-year fixed rate FHA, VA, or conventional mortgage and $10,000 toward the down payment and/or closing costs that is fully forgiven after living in the home for 10 years.

Requirements

Must qualify for a 30-year fixed rate FHA, VA, or conventional mortgage loan with an Invest Atlanta participating lender.
Must have a minimum credit score of 660 (FHA/VA) or 680 (conventional, 3% down) or 640 (conventional, 5% down).
This incentive requires a program fee of $1,000 to ensure commitment to the 10 year minimum living requirement.
For this incentive, homebuyers cannot exceed $10,000 in liquid assets.

Eligible Properties

  • Single family detached homes, 2-4 unit townhomes and condominiums, newly constructed or existing.
  • Condominiums require 5% down, all other homes require 3% down.
  • The property must be located within the city limits of Atlanta, outside of the Vine City and English Avenue neighborhoods. For properties located in Vine City, check out our VCRI program.

TRIO Lease To Own
Those that qualify can lock in a property at today’s interest rates, but on a lease-to-own structure. Those that qualify can also use Invest Atlanta’s down payment and closing assistance programs.

Structure

Invest Atlanta partners with TRIO to provide you a lease-to-own program with the option to buy at a locked-in interest rate based on today’s pricing and can be combined with other Invest Atlanta down payment assistance programs.
