NOTICE OF PUBLIC HEARING ON THE PROPOSED ISSUANCE BY THE URBAN RESIDENTIAL FINANCE AUTHORITY OF THE CITY OF ATLANTA, GEORGIA OF ITS TAX-EXEMPT MULTIFAMILY HOUSING REVENUE BONDS IN ONE OR MORE SERIES HAVING AN AGGREGATE PRINCIPAL AMOUNT OF NOT TO EXCEED $26,000,000 TO FINANCE A MULTIFAMILY HOUSING RENTAL DEVELOPMENT TO BE OWNED AND OPERATED BY LANDRUM FAMILY DEVELOPMENT, LP
YOU ARE HEREBY NOTIFIED, as required by Section 147(f) of the Internal Revenue Code of 1986, as amended (the “Code”), that a toll free, telephonic public hearing will be held by or on behalf of the Urban Residential Finance Authority of the City of Atlanta, Georgia (the “Authority”) pursuant to IRS Rev. Proc. 2020-21, as amended, on the 16th day of September, 2021, at 11:00 a.m. by calling (877) 853-5257 concerning a proposed issuance by the Authority of its tax-exempt multifamily housing revenue bonds in one or more series in an aggregate principal amount not to exceed $26,000,000 (the “Bonds”). The proceeds of the sale of the Bonds, when and if issued, are to be used to finance a loan to Landrum Family Development, LP, a Georgia limited partnership (the “Borrower”), to finance a portion of the cost of the acquisition, construction and equipping by the Borrower of a multifamily housing rental development consisting of approximately 200 apartment units located at 2944 Landrum Drive, S.W., Atlanta, Georgia 30311 (the “Project”).
The proposed Bonds will be a limited obligation of the Authority and will not be an obligation of the City of Atlanta, Georgia or of the State of Georgia, or of any county, municipal corporation or political subdivision of the State of Georgia. The proposed Bonds will not be paid from taxes but will be payable by the Authority solely from amounts to be paid or provided by the Borrower and NO PERFORMANCE AUDIT OR PERFORMANCE REVIEW SHALL BE CONDUCTED WITH RESPECT TO SUCH BOND ISSUE.
At the time set for the telephonic public hearing, interested persons will be given a reasonable opportunity to express their views, both orally (via telephonic participation) and in writing, on the proposed issue of the Bonds, the plan of financing, and the location and nature of the Project. Any person wishing to express views may be heard at the time of such telephonic public hearing by calling (877) 853-5257, or by submitting written comments prior to the date scheduled for the hearing to: W.
