C-PACE Applications Are Now Open

Invest Atlanta is excited to announce the successful relaunch of its Commercial Property Assessed Clean Energy (C-PACE) program, an innovative financing solution that empowers commercial property owners located within city of Atlanta limits to make energy-efficient and sustainable improvements to their properties. The relaunched C-PACE program utilizes an open-market structure, allowing property owners to leverage their existing financing relationships or seek financing from a variety of lenders. 

The program provides long-term, low-interest financing for a wide range of energy-saving and sustainability-enhancing projects, including: 

  • HVAC system upgrades
  • Solar panel installations
  • Water conservation measures
  • Lighting retrofits
  • Building envelope improvements
  • And more! 

Unlike traditional financing options, C-PACE financing is secured by a special assessment on the property tax bill, ensuring repayment without impacting a property owner's cash flow. C-PACE financing offers a multitude of benefits for Atlanta’s commercial property owners, including: 

  • Up to 30-year fixed rate loan terms
  • Accessible capital for start-up, minority and boutique developers
  • Rates can be up to 50% less than mezzanine debt
  • One payment per year through property tax bill
  • Obligation will be transferred upon sale of property to new owner
  • 100% financing available upfront for eligible improvements
